For many of us it’s time to consider cashing in on a good return on our homes or investment property. Values are at an all-time high in some areas and those gains are good for our next “steps”. Making sure you maximize on those gains is a huge consideration and one way to get the best price for your listing is to do some remodeling or improvements.
The attached graph, provided by C.A.R., shows us some good projects and their returns in the Pacific region of the country. Each segment of the country has different “improvements” that will be more important so make sure to source your local Realtor and consider what – would like to have when searching for your next property. Remember though, a overly specific uses like a custom rack for your widgets may not suite everyone. In fact, it may turn off some buyers.
Take a look at that return on the Entry Door! In my opinion, that is one of those additions that can work pretty much anywhere in the United States. Security for you and your family is paramount.
A recent addition of a wooden deck to a property I’m involved with in the Bay Area has me feeling good right now after seeing the second item on the list. After all, having a new outdoor space at a home is always wonderful.
Finally, the garage door replacement seems like a no brainer to me. Having an updated door provides security into the home, likely better and more up-to-date materials, and the confidence in knowing it won’t fall on your car when pulling into the garage! The other bonus is the pleasure of looking at a brand new door. It just looks better and adds curb appeal.
Whether it’s just for your own personal use or for an upcoming listing, these home improvements are a good way to add value and some can provide you with a good return. Consider these carefully when prioritizing your next project.
