Home Improvements That Pay Off

For many of us it’s time to consider cashing in on a good return on our homes or investment property. Values are at an all-time high in some areas and those gains are good for our next “steps”. Making sure you maximize on those gains is a huge consideration and one way to get the best price for your listing is to do some remodeling or improvements.

The attached graph, provided by C.A.R., shows us some good projects and their returns in the Pacific region of the country. Each segment of the country has different “improvements” that will be more important so make sure to source your local Realtor and consider what  would like to have when searching for your next property. Remember though, a overly specific uses like a custom rack for your widgets may not suite everyone. In fact, it may turn off some buyers.

Take a look at that return on the Entry Door! In my opinion, that is one of those additions that can work pretty much anywhere in the United States. Security for you and your family is paramount.

A recent addition of a wooden deck to a property I’m involved with in the Bay Area has me feeling good right now after seeing the second item on the list. After all, having a new outdoor space at a home is always wonderful.

Finally, the garage door replacement seems like a no brainer to me. Having an updated door provides security into the home, likely better and more up-to-date materials, and the confidence in knowing it won’t fall on your car when pulling into the garage! The other bonus is the pleasure of looking at a brand new door. It just looks better and adds curb appeal.

Whether it’s just for your own personal use or for an upcoming listing, these home improvements are a good way to add value and some can provide you with a good return. Consider these carefully when prioritizing your next project.

Let me close with a very important consideration which is choosing the right contractor for your next job. Please see a recent blog I wrote demonstrating the things to look for and look out for when deciding on your next contractor:

Financing for Energy-Efficient Retrofits

There is no doubt that I’m a huge advocate for mechanics and systems that help to better the function and efficiency of a building of any type. Whether it’s a personal home or an office/commercial building, we simply have to find ways to limit the amount of waste we create and use modern energy systems to not just cut costs but potentially get off grid. In some cases, people have been known to create so much energy onsite that they can sell it back to the local utility company. Wouldn’t that be a nice change?!

I came across an article that discusses the growing industry for funding such projects and wanted to share it with all of you who may have an interest in it. This really should include all of us, especially a person like myself who is an investment property owner/buyer who is constantly looking for ways to cut down costs and create a great environment for renters who ultimately call your property home. So much of our personal happiness comes from our environment. Wouldn’t it make obvious sense for us to find the most comfortable and peaceful place we could find to call home?

Please also take a look at the photo that I used for this post that points out some of the latest energy-efficient tools used in today’s homes.

One piece of equipment that I personally think is extremely valuable is the “tankless” water heater. They are extremely efficient and take a fraction of the space that a traditional tank would. Also, if you’ve never experienced radiant heating before, it will change your life!

Get out there and get to know the future of building the way it should be done now and in the future!
