As a Realtor, I love it when I get to work in my own community. Why? Well, let me tell you.

Whether as a listing agent or a buyer’s agent, when someone is interested in my neighborhood or community I get excited. The reason for this is familiarity. I know my neighborhood, the people in it, the local shop owners, restaurant and bar owners, etc. very well. I love sharing my knowledge with people considering a purchase there or with buyers who come to visit a listing.

We all know the importance of using the internet for real estate information. It provides us statistics, listing information, and local business info amongst other things. That said, there is nothing that can replace the real people who live and work in our communities.

Get out and do some researching through immersion. Take a walk in your areas of interest with your Realtor and let them share with you their local knowledge. I love touring with clients and sharing the local knowledge I have. Technology is amazing but nothing beats the real thing. The human connection.

Hiring the “Right” Contractor is a Big Deal

We’ve heard a million horror stories of people who’ve hired and used the wrong contractor over the years. The time frame went weeks or even months longer than agreed upon. Budgets were doubled or tripled after all was said and done.

Don’t get the wrong idea though. Not all contractors are bad or untrustworthy. In fact, the contractors on my “team” are outstanding professionals and truly good people. Those are the people you want to work with and those are the kinds of people you will find who include the items mentioned in this very important “check list” of items you should be referring to when selecting the right contractor for your needs.

Read these points very carefully. They are all so important starting with multiple assessments and bids on price and timeline. Terms can be drastically different between contractors so get at least two if not three or more. You do this with doctors and other professionals so why would you skip this step when it comes to your home or your investment property?

I would like to suggest one more item to add to this list: Renderings! In my opinion, a good/great contractor with be able to recommend the right materials based on your needs and also provide you with a full rendering presentation of what the project will look like when it’s complete. Do not move forward until you’ve seen these and approved them! Taking a contractors word for it that ‘It’s going to look great!’ is not good enough.

My clients come to me asking for referrals and I’m happy to suggest various resources for their needs. Trust your Realtor to also do the same. Part of being a successful Realtor is having a “team” of various professionals that we’ve built trusting relationships with. Your Realtor can do a lot more for you than just fill out forms to buy or sell a property.

Million Dollar Listing San Francisco Premiere at Local Edition!

Well, what can I say about it? It was cool? It was fun? No, it was a stellar celebration for the premiere of Million Dollar Listing last week at Local Edition in San Francisco. Hosted by Climb Real Estate Group and Sindeo, we had a packed house celebrating my friend and fellow-Climber, Justin Fichelson.

Justin was absolutely great on the show and has already received many accolades and articles supporting this. The only native of San Francisco in the show, Justin has an incredible knowledge of the city and has a massive network to boot. His philanthropic work was also part of the celebration raising money for The Exploratorium on the Embarcadero. In all, $18,000 was raised for a program aimed to help high school students work there providing support and doing tours to visitors of this most amazing San Francisco attraction.

On a personal note, I am happy to announce that I appeared on the show with Justin around the half-way mark. I’m on for about 10 seconds and I think I say about two words but, hey, it’s a start! Word has it that I’ll be on episode 3 as well. Stay tuned!

I want to send a HUGE thank you to the entire production team for including me on the very first show. You are true professionals and an amazingly talented team. I look forward to working with you more on Season 2!

Attitudes About Home Prices Now and In The Future

Sellers are, indeed, feeling good about home prices and their rising values. Take a look at this graph to see how people are feeling about the future of home values.

It’s truly amazing to see the shift in the market and in the attitudes of the citizens of this country over the last two plus years. In San Francisco and the Bay Area things are red hot with no signs of slowing down. I hope that the rest of the country can say the same thing soon.

Homes Are Selling Fast!

Statistics on the Days on Market in California according to the California Association of Realtors (CAR). Time frames in San Francisco, California are still in the 4-6 week category and, very often, much shorter. I had a listing in January get an offer just 5 hours after my first open house!

How often were homes sold for more than the asking price in 2013? Here’s a simple diagram to show you these stats.

Here is San Francisco, it is currently rare to see a home sell for less than list price. That said, I have noticed a few home under in the last three months. Don’t expect this to trend upward anytime soon though.

It Pays to Use a Realtor

This is a fine example of the many reasons why using a Realtor truly is the right choice. Many folks who sell on their own run into legal issues after the sale and a high percentage of those who try to sell on their own end up using a Realtor after costly mistakes.
