Now well into January of this new year, I want to send out a very sincere thank you to all of you who encouraged and supported me during my journey that led to my serving on the Board of Directors at the San Francisco Association of REALTORS® in 2015. With our first meeting completed, I understand, more than ever, the importance and the responsibility of this role and feel more gratitude than ever before.

Attitudes About Home Prices Now and In The Future

Sellers are, indeed, feeling good about home prices and their rising values. Take a look at this graph to see how people are feeling about the future of home values.

It’s truly amazing to see the shift in the market and in the attitudes of the citizens of this country over the last two plus years. In San Francisco and the Bay Area things are red hot with no signs of slowing down. I hope that the rest of the country can say the same thing soon.

Homes Are Selling Fast!

Statistics on the Days on Market in California according to the California Association of Realtors (CAR). Time frames in San Francisco, California are still in the 4-6 week category and, very often, much shorter. I had a listing in January get an offer just 5 hours after my first open house!

How often were homes sold for more than the asking price in 2013? Here’s a simple diagram to show you these stats.

Here is San Francisco, it is currently rare to see a home sell for less than list price. That said, I have noticed a few home under in the last three months. Don’t expect this to trend upward anytime soon though.

Some pretty amazing stats regarding properties that are going over list price in our great city. Of course, not all homes are going this far over asking price but there seems to be a trend affecting multi-unit homes to keep an eye on.

72 Townsend Once Again Underway

Works Commences on Delayed South Beach Condo Conversion. I’m truly looking forward to seeing this project completed. It’s going to be a great addition to our South Beach neighborhood. The one-story warehouse is the former home of Hooper’s South End Grain Warehouse, which survived the 1906 San Francisco’s earthquake. It will bring 74 new homes to our market and is slated to be completed in the summer of 2015:

The SFMTA released its proposal for redesigning Sixth Street between Market Street and Howard Street, including renderings of the upgraded SOMA streetscape. Traffic lanes would be reduced from four to two, sidewalks would be widened (making room for more landscaping and seating), and green-painted bike lanes would be added. Intersections would get raised crosswalks, extra-wide speed bumps, and textured pavement intended to reduce driving speeds.

The SFMTA is currently soliciting input from the community, but environmental review for the development is expected to begin in January and might take 16 to 18 months. Although the project isn’t funded yet, city officials expect little difficulty given the high number of pedestrian injuries in the area.

The city will be adding new lighting and other minor upgrades in the meantime, and has already added painted sidewalk extensions to Sixth Street with the goal of reducing the number of lanes pedestrians must cross.
